In the part-time day job, the core job duties include:
Conduct comprehensive inspections of residential properties, encompassing new construction and existing homes Inspect the interior and exterior of houses, including but not limited to structural/cosmetic elements, roofing, drainage, electrical systems, plumbing, heating and cooling systems, and other requested components Document findings by taking photographs and detailed notes during the inspection process Prepare inspection reports containing comprehensive findings, including photographs, diagrams, defect descriptions, and recommendations for necessary repairs or replacements Facilitate effective communication with tenants, agents, and colleagues to coordinate repairs and improvements Ensure timely communication of inspection results to clients Maintain thorough documentation of processes and records Serve documents to tenants and relevant parties Re-key properties Confirm the vacancy status of properties by conducting door knocks Negotiate cash-for-keys agreements and execute them on property vacancy Check both occupied and vacant properties, promptly notifying management of any issues Address concerns raised by neighbors of company-owned or managed properties Final walkthrough of completed houses with a detailed list of items of concern Answers phone calls from tenants, neighbors, and or other parties Shows properties that are for rent to prospective tenants Makes minor repairs to properties Perform other related tasks and assignments as required The most successful Property Inspectors are detailed observers with excellent communication skills and a commitment to superior service Minimum Required:
